Terms and Conditions of Hire
LMA Retreats (Mulberry Lodge, Aspen Lodge, and Riverside Retreat)
By making a booking with LMA Retreats, you (the “Lead Guest”) agree to the following terms and conditions.
1. Booking and Payment
Contract: A binding contract is formed once we receive your deposit and send a booking confirmation.
Payments: A deposit is required at the time of booking to secure your dates. The remaining balance must be paid in full 6 weeks (42 days) prior to your arrival. If the booking is made less than 6 weeks before arrival, the full amount is due immediately.
Security Deposit: We reserve the right to request a security bond, which will be refunded after departure provided no damage is found.
2. Check-in and Check-out
Check-in: From 4:00 PM on the day of arrival.
Check-out: By 10:00 AM on the day of departure.
Note: Please adhere to these times to allow our cleaning teams to prepare the lodge to our high standards for the next guest.
3. Occupancy and Guest Conduct
Maximum Capacity: The number of guests must not exceed the maximum capacity of the lodge (Mulberry: 6, Aspen: 4, Riverside: 6).
Quiet Hours: We are located within a peaceful country park. We ask that guests keep noise to a minimum between 10:00 PM and 8:00 AM.
Prohibited: Smoking, vaping, and the use of candles or tea lights are strictly forbidden inside the lodges.
4. Hot Tub Safety and Usage
Guests use the hot tub at their own risk.
Supervision: Children must be supervised at all times.
Hygiene: Guests must shower before using the hot tub to maintain water quality.
Safety: Glassware is strictly prohibited in or around the hot tub area. Please use the plastic glasses provided.
Maintenance: We perform daily water quality checks. Occasionally, the hot tub may be unavailable for a short period on changeover days to allow for cleaning and reheating.
5. Dog Policy
We are proud to be dog-friendly. Up to 2 well-behaved dogs are permitted by prior arrangement.
Dogs must not be left unattended in the lodge at any time.
Dogs are not permitted on furniture or beds.
Please ensure all mess is cleared from the outdoor areas immediately.
6. Cancellations and Refunds
Cancellations made more than 42 days before arrival: The deposit is non-refundable, but we will attempt to move your dates where possible.
Cancellations made within 42 days of arrival: The full amount is non-refundable.
Insurance: We strongly recommend that guests take out comprehensive travel insurance to cover any unforeseen cancellations.
7. Damages and Breakages
Please report any accidents or breakages as soon as they occur. Minor items (like a broken glass) are usually not charged, but significant damage to the lodge, furniture, or hot tub will be billed to the Lead Guest.
8. Liability
LMA Retreats cannot be held responsible for any loss, damage, or injury sustained by any member of the guest party or their property, including vehicles parked on-site.

FAQ – General
Booking & Arrival
What are the check-in and check-out times? Check-in is from 4:00 PM and check-out is by 10:00 AM. These times allow our professional cleaning teams to ensure the lodge and hot tub are perfectly prepared for every guest.
How do I get my keys? We use a secure key-safe system at each lodge. You will receive the access code via email 24 hours before your arrival, allowing you to head straight to your lodge and start your holiday immediately.
Is there parking available? Yes, every lodge at LMA Retreats has its own private driveway with enough space for at least two vehicles.
The Lodges & Amenities
Is bed linen and towels provided? Yes, we provide high-quality bed linen for all bedrooms and a set of fluffy towels for every guest. We recommend bringing your own “outdoor towels” for use with the hot tub.
What is in the kitchen? Our kitchens are fully equipped for a self-catering stay. This includes an oven, hob, fridge/freezer, microwave, kettle, toaster, and all necessary pots, pans, and cutlery. We also provide a starter pack of tea, coffee, and cleaning essentials.
Do you have Wi-Fi? Yes, we offer complimentary high-speed Wi-Fi in all our lodges, so you can stay connected or stream your favorite shows during your stay.
Hot Tub & Outdoor Living
Is the hot tub private? Absolutely. Each lodge has its own private, screened-off terrace where your hot tub is located. It is for the exclusive use of your party.
Will the hot tub be hot when we arrive? We drain, clean, and refill our hot tubs between every guest to maintain the highest hygiene standards. Because of this, it can occasionally take a few hours on your arrival evening to reach the optimum temperature (usually 38°C).
Can we use the hot tub at night? We ask that guests respect our “Quiet Hours” and keep noise to a minimum after 10:00 PM out of respect for neighbors and the peaceful park environment.
Pets & Families
How many dogs can I bring? We welcome up to two small, well-behaved dogs per lodge at no extra cost. We simply ask that they are kept off the furniture and beds, and are never left unattended in the lodge.
Is the park safe for children? Yes, Bockenfield Country Park is a family-friendly environment. There is an on-site children’s play area, and our lodges are located away from main roads, making it a safe space for families.
Location & Local Area
Where is the nearest shop or pub? There is a small shop and bar on-site at the park for essentials and a relaxing drink. For a larger shop, the market towns of Morpeth and Alnwick are both roughly a 15-minute drive away.
How far are you from the coast? We are perfectly placed for the Northumberland coast. The beautiful beaches of Druridge Bay and Warkworth are approximately 20 minutes away by car.
